Mission Statement

Our company shall be dedicated to providing the best management service possible to the Board of Directors of each condominium association and each individual co-owner residing in the condominium community. We will strive to maintain and enhance the value of the condominium homes with a sense of pride and a commitment to prompt, friendly and competent service to all.

History

REALICO, Inc. was incorporated in January of 1985. We are located at the corner of the East Beltline and Burton at 2025 East Beltline, Suite #208. Our company specializes in condominium association management, condominium sales, and commercial real estate. Currently REALICO, Inc. manages over $500 million of fine condominium units in West Michigan.

Administrative Management

Property Manager - assign an experienced property manager with the responsibility of overseeing the day-to-day operation of the condominium.

Routine inspections of condominium common elements. Inspections of the condominium property are done to insure proper physical condition of buildings, mechanical equipment, lawns and roadways.

Prepare notice of meetings and the agenda for Board of Director's meetings and the co-owners annual meeting.

Enforcement of condominium by-laws, rules and regulations as established by the Board.

Collection of delinquent Association fees if necessary. Collection of late fees and filing liens at the direction of the Board of Directors.

Obtain competitive service bids.

Contract for and manage contracted services.

Mediation of intra-condominium co-owner complaints.

Liaison between Developer and Association.

Obtain competitive bids for insurance. Review for adequacy and compliance with the Association By-laws.

Property Management

Establish preventative maintenance programs.

Manage services provided to the Association such as painting, decorating, grounds care, trash removal and all other physical maintenance of the condominium common elements consistent with the standards of maintenance as established by the Board of Directors.

Evaluation of utilities and services provided to the Association to insure proper usage/consumption and quality of work performed.

Purchasing agent for the condominium with diligence to get the best possible discount prices.

Financial Management

CHECKING

Maintain separate custodial account in the name of the Association.

Prepare monthly bank reconciliation.

SAVINGS

Maintain separate savings accounts for reserve funds.

Invest surplus funds in certificate of deposits or other money market accounts to maximize returns on invested funds at the direction of the Board of Directors.

FINANCIAL RECORDS MAINTENANCE

Maintain detailed and accurate Charts of Accounts.

Accounts Receivable

General ledger accounting.

Prepare monthly or quarterly financial statements on an accrual basis for optimum accounting accuracy.

- Budget vs. Actual

- Transaction Detail by Account

- Check Detail Register

- Budget vs. Actual

ASSOCIATION FEE COLLECTION

Monthly or quarterly collection of the Association fee via the "ACH"system which electronically transfers a co-owner's association fee directly into the Association's account on predetermined and advised dates.

The "ACH" system is a software program that electronically transfers Association fees to the Association's bank account giving the co-owner the convenience of easy payments, while at the same time the Association has planned deposits on a timely basis.

ACCOUNTS PAYABLE

Payment of approved bills in a timely manner.

Audit trail for ease of audit.

ACCOUNTS RECEIVABLE

Customer Balance Summary

Delinquency Report

- Process and Collect Late Fees

- Coordinate & Assist Attorney in Filing Liens to Collect Delinquent dues

Posting of Association Fee Collections.

Forum for communication with Co-owners.

Official notification medium for information on services, Board actions and policies, etc.

OWNER'S HANDBOOK

Developed at the direction of the Board as a system of indoctrinating the new Co-owner to acquaint the new resident with a basic understanding of the condominium community.

The handbook is a friendly way of introducing a new resident to help familiarize him/her to the governing documents that contain: Use and Occupancy Restrictions, the Master Deed, Condominiums By laws, and rules and regulations adopted by the Board of Directors.

The handbook is also usually distributed to all the Co-owners because it contains other useful information such as a Co-owner directory, contact numbers and maintenance chart guideline that will detail the responsibility of the association or the individual Co-owner for particular maintenance or repairs to the condominium unit.
